Sioux Falls surges past $1B to end record building year

The official total is in: The latest record building year in Sioux Falls generated more than $1.1 billion in permit valuation.

That surpasses the record total of 2020 – about $919 million — and represents residential and nonresidential new construction and remodeling projects.

Commercial additions and remodeling projects contributed significantly to the record year, totaling $266 million, compared with $118 million in 2020.

New commercial construction actually was down slightly at $464 million, compared with $488 million in 2020. The biggest drop came in the manufacturing sector, which totaled $233.7 million in 2020 versus $62.6 million in 2021 and was weighted by much of the Amazon permit coming in that year.

Residential construction saw a big jump, totaling $300 million, compared with $249 million last year. That includes 850 new single-family homes, compared with 742 in 2020.

The city issued building permits for 1,821 multifamily units in 2021, compared with 1,571 in 2020.

The top 10 projects for the year were:

  • Amazon fulfillment center, 6700 N. Marion Road, $60.9 million.
  • City of Sioux Falls Public Safety Training Center, 4300 E. 60th St. N., $30.6 million.
  • FedEx distribution center, 5051 W. Foundation Court, $27.1 million.
  • The Carlton apartments at Dawley Farm Village, 5501 E. 18th St., $26 million.
  • Expansion of the Lineage Logistics, formerly Win Chill, warehouse and distribution center, 5050 W. Foundation Court, $24.1 million.
  • Avera’s new east-side clinic, 1600 S. Highline Ave., $23 million.
  • City’s Edge apartments, 3601 E. Sage Grass St., $22.9 million.
  • The Sioux Steel mixed-use parking ramp, 151 E. Fourth Place, $22.1 million.
  • Avera Behavioral Health addition, 4400 W. 69th St., $21.6 million.
  • The Slate at Harvest Creek apartments, 5200 S. Rateliff Ave., $17.5 million.

In some cases, those totals don’t represent the full value of the project because they’re permitted in stages.

Large projects that were permitted in December included the new Children’s Inn building at Eighth Street and St. Paul Avenue for $10 million, a phase of the Aspen Heights condos at 1201 N. Marion Road for $6.3 million and a phase of the West Pointe condos at 7705 S. Townsley Ave. for $4.7 million.
