New openings lead off year of growth at Dawley Farm Village

It’s definitely not too soon to be thinking about swim season.

SafeSplash Swim School is taking reservations for classes at its new Dawley Farm Village location, with lessons scheduled to begin Feb. 15.

“It’s coming along great,” franchisee Dan Sobocinski said. “We’re starting on final finishes – painting and beginning to install fixtures – so about a month out, things are shaping up nicely, and the construction team has done a great job for us.”

The swim school, which is in a retail center on the north end of Dawley Farm, already has more than 200 swimmers signed up. While the primary customer is age 3 to 8, swimmers as young as 6 months through adults are welcome at all levels.

“I think there’s definitely a high demand in the area,” Sobocinski said. “A lot of people have been reaching out ahead of time to find out when we’re going to open, so we expected good enrollment. Our hope is to attract people from not just the east side but Brandon and other surrounding communities.”

SafeSplash also will host birthday parties and sell swim gear. Classes are limited to four students, and private and semiprivate options are available. Sign up and receive 10 percent off on lessons through March 31.

The swim school has started to hire for all positions, including instructors, lifeguards, front desk associates and deck supervisors.

“We’ve started interviewing and are seeing good results, so we’re encouraged by that,” Sobocinski said.

The SafeSplash expansion is one of several new additions coming soon at Dawley Farm Village.

A new retail center is under construction that will be home to Buff City Soap, Cooks & Bakers Kitchen and Crumbl Cookies.

“These business owners are ready and excited to open,” said Raquel Blount, vice president of commercial real estate for Lloyd Cos., who represents Dawley Farm Village.

“We’ve encountered some construction and supply-related delays outside of anyone’s control, which forced us to pause some building until their arrival. The good news is we’ve just been told supplies we’re waiting for are on the way, so we’re hoping it won’t be much longer before these fantastic businesses can start serving the east side and beyond.”

Other retailers also are looking at openings this year, she said.

“We have multiple retail deals coming together and anticipate more announcements soon.”

In the meantime, new residents are scheduled to begin moving into Dawley Farm Village in the coming weeks.

The Carlton at Dawley Farm is opening its first 83 apartments and resident amenities soon, bringing studio through three-bedroom apartments to the development. Residents will enjoy an indoor pool and hot tub, fitness center, rooftop patio and outdoor kitchen, Starbucks coffee bar and multiple lounges and community rooms.

“We’re so excited to add The Carlton to this development,” Blount said. “It’s a perfect option for people who appreciate upscale living and enjoy being on this side of town. These residents are going to love living so close to everything here and coming at Dawley, and the businesses absolutely are going to benefit from them living nearby too.”

Even more convenient: The first floor of The Carlton is designed for retail and offices.

“We have open, flexible, built-ready space here,” Blount said. “Businesses will enjoy the win-win of being located beneath a sought-after, on-site resident base and being able to serve the booming east side at the same time. And for residents, it doesn’t get any easier than grabbing a beverage or lunch, doing some shopping or taking advantage of services without leaving home.”
