The former Gage Brothers property on West 12th Street — now known as The Crossroads — has landed its first national retailer.

Northern Tool + Equipment will relocate its Sioux Falls store from 2601 S. Louise Ave. to The Crossroads, where it will gain 6,500 square feet.

Northern Tool offers brand-name tools and equipment, including Stihl, Milwaukee, Lincoln Electric and Honda designed for professionals “and the serious DIY-er,” the store said in a statement. It also offers small-engine parts, and a service and repair department.

“Northern Tool is proud to be part of the Sioux Falls community, and we are excited to keep our presence in the market with a bigger store that will be more accessible to our great customers,” Joe Apolloni, senior vice president of retail, said in a statement.

With the larger space, Northern Tool will bring in 1,600 additional products to the new location.

“They’re moving dirt, doing foundation work, so construction basically has started because they’d like to be open as quickly as possible,” said Raquel Blount of Lloyd Cos., who represents The Crossroads.

“This location puts them along the interstate, so they have excellent exposure with this site.”

The plan is to open in February 2022, Northern Tool said.

The family-owned Minnesota-based company is marking 40 years in business and has more than 120 retail locations in 22 states.

The 26-acre Crossroads property is owned by Sioux Falls land developers Jim Soukup and Al Spencer. They’re selling the Northern Tool site to a Minnesota developer who’s leasing it to the company.

Other deals at The Crossroads also are in the works.

“We’re working with a national coffee shop, and we have interest from other quick-service restaurants, retailers and hotels,” Blount said, adding she anticipates more announcements yet this year.

“We’re looking forward to that.”
