Few condos remain at expanded Cherapa Place

Demand has been so strong from new condominium buyers at The Residences at Cherapa Place in The Bancorp Building that there are only three still available.

“And that likely will change in a matter of days given the interest,” said Anne Haber, co-owner of developer Pendar Properties.

“I think it’s because there are so few of these opportunities in downtown in general. People are excited to live in an urban environment and don’t always want to rent.”

These condos are unique in that they sit on the ninth and tenth floors of The Bancorp Building, a mixed-use building that primarily is office with retail planned for the first floor.

“It’s a beautiful structure and an exclusive offering,” Haber said. “It’s a small community of owners, with great amenities in the neighborhood.”

Condo residents will enjoy distinctive amenities, including a two-story interconnect between their home building and the original Cherapa Place, offering indoor-outdoor space to gather and socialize.

Additionally, each resident will have access to a more intimate space featuring an indoor/outdoor fireplace, patio and designated coolers for red and white wines.

“It’s another option for entertaining, in addition to expansive wraparound patios that are included with each condo,” Haber said.

“Our residents also can become members at an on-site fitness center that will include spa activities, and they can take advantage of the exciting retail and dining we have coming to the neighborhood, as well as our central Cherapa Plaza, which is going to have so much life: light-up swings, fire pits, yard games and much more.”

Most Cherapa condo buyers are choosing to work alongside Twetten’s Interior Design, where co-owners Sarah Larson and Teresa Truog have been involved with the development from the ground up.

“This process has been a learning opportunity for all involved, and they understand how it works for buyers, so we definitely recommend working with them,” Haber said.

“It’s a different process as a homeowner when you’re working in a commercial structure and working under deadlines, and they are helping residents work through it while determining how they want to utilize and customize their space.”

While some residents are opting for a more traditional feel, others are seeking something more industrial, and others are aiming for a mix, the designers said.

“We begin by getting to know them and their style and then determining a floor plan, which leads to everything else,” Truog said. “We work through all the details and use a design software for easy communication.”

The designers also have been actively involved in space planning for the remaining vacant condos.

“All of the condos have sliding glass walls and a fireplace or have the option for one,” Larson said. “One is a single bedroom with more of an open floor plan, and they all have really nice, large bathrooms.”

There are two east-facing condos available at 2,500 square feet each and one west-facing at nearly 1,900 square feet.

“The west-side view is a classic downtown skyline look, but the east-side views are beautiful because you get better light, more trees, you can look down on the beautiful plaza, and it’s a bigger, less obstructed view of development happening to the east,” Haber said. “Residents love that they are surrounded by floor-to-ceiling windows, but you’re high enough to have privacy.”

The two larger condos “are some of my favorite layouts with two bedrooms and a den, tons of entertaining space and huge patios,” Haber said. “And the smaller one is still a really nice size with a big master suite.”

Once the Twetten’s team works through floor plans with owners, they will move on to helping with furnishings as needed.

“For a lot of people, this is a transition from a home, and they’re trying to embrace a new lifestyle here,” Truog said. “So while the kitchens are important, they’re not as much the heart of house, and there’s a focus on space to entertain around the view and windows.”

Twetten’s also determines finishes with owners while finalizing layouts, “and we’ve done floor plans for how their furniture can be laid out to help with the vision of the space,” Larson said. “We submit our owners’ plans to our contractor, Journey Construction, and then we’re able to determine their construction and installation cost.”

The earliest buyers can move in is expected to be early fall of 2023, continuing into early 2024 depending on where they’re at in the process.

“We want to make sure buyers are on board with construction and making decisions because it’s to everyone’s benefit both from the standpoint of coordinating and cost,” Haber said.

Buyers have been eager to become part of a small community of residents, the designers said.

“It’s almost like they’re part of this structure going up,” Haber agreed. “There’s so much buy-in and excitement that it’s made the process really fun. They’re calling this home, they understand the process, and I think it’ll be a much better experience transitioning to condo life.”
