Your creative firm or other professional office can move right into a completely updated space in a former television studio building.

The former KDLT-TV building at 3600 S. Westport Ave. has been transformed into multiple offices and has a few remaining.

New owner Korena Keys, CEO of KeyMedia Solutions, “has fully redeveloped the property,” listing agent Marcus Mahlen of NAI Sioux Falls said. “Every suite is brand-new and built-out so it’s ready to go for a new tenant.”

Keys had designed a two-story suite totaling 5,776 square feet for her growing marketing firm, but its shift to more hybrid work means that much space isn’t necessary, Mahlen said.

“They will continue to be an owner-occupant in the building, but the business model has evolved to a more flexible in-office approach, so there just aren’t that many people in the office day-to-day,” he said.

“Even though the space just was built out five months ago, it’s now going to be available for someone else to take advantage of the great work that’s been done here.”

The space features high ceilings, an open waiting and reception area, conference rooms on both floors and a mix of open office space and private offices.

“There’s an area with about eight to 10 cubicles, plus two private offices downstairs and four upstairs, including one that’s been converted to an extra conference room,” Mahlen said.

“There are lots of extras here, too, like a full kitchen and multiple restrooms, including a private one with a shower.”

The modern design makes the space “a great fit for a creative firm. Certainly professional services like engineering or architecture would be a good fit. A business that involves a decent amount of collaborative work would find this a very nice layout,” he said.

The building’s location in the heart of the 41st Street retail area, with plenty of on-site parking is an added draw, he said.

“This places your workplace convenient to many areas of town and gives your team so much to do on breaks or after work,” he said. “It’s a great reuse of a building like this.”

The building also offers some smaller opportunities for leasing, including a handful of executive offices.

“Those are about half-leased and are a great value for someone who wants a professional space out of the house to get work done or meet with clients,” Mahlen said. “Those tenants have a shared lobby area, conference room, restroom and kitchenette, with a lease rate that is all-inclusive of utilities and internet.”

There potentially are some smaller suites available, he said. Other tenants in the building include a fintech firm, accounting firm, photography studio and fitness center.

“It’s a solid mix of uses and shows what’s possible for a variety of different businesses here,” Mahlen said. “Prospective tenants will be impressed when they come take a look.”
