As downtown Cascade’s wait list grows, lottery party is planned to start leasing

The Cascade apartment project on North Phillips Avenue doesn’t open for residents until next spring, but demand is so strong it might take a little luck to lock in an apartment.

Lloyd Cos. has announced its wait list has grown to about 100 people, prompting it to use a lottery party to decide who gets to choose a unit first.

The process starts with a “first look” party Aug. 3.

“Those on our wait list can come with a guest and sit down with leasing agents to discuss the amenities and finishes available,” Lloyd marketing manager Rebecca Filice said in promotional material for the event.

Guests will be served appetizers and beverages while they look at detailed plans for the building.

The Cascade, which is being built across from Falls Park West, offers more than 200 studio, one- and two-bedroom units as well as underground parking and a large courtyard that includes an outdoor pool. The project also will have places for residents to shop and dine, including plans for a brewery, bakery and pizza restaurant.

“We’ll take it from there,” Filice said. “We’ll make sure you have everything you need to make the best choice of living space for you. We still have plenty of options available, but our demand has been so strong that to ensure your place, you do need to get on the list.”

The lottery party that will allow Cascade residents to lock in their units will be Aug. 9.

Here’s how it works:

  • You will be assigned a random number.
  • Numbers will be drawn at random.
  • Once your number is drawn, you will meet with a leasing agent to choose your home.

“It’s a way to keep a level playing field for everybody, so we’re trying to be really fair,” Filice said. “We’ve never done anything like this at Lloyd Cos. before, but we’ve also never had an opportunity like The Cascade before.”
