New downtown apartment project starts next week

New downtown apartments are scheduled to start construction next week, building on the momentum developers are seeing on the south end of downtown.

The 3rd Avenue Lofts will bring 64 one-bedroom and 23 two-bedroom apartments to the area west of Third Avenue between 12th and 13th streets.

There’s a 1960s-era vacant office building there now that will be coming down.

The project is a collaboration between Urban Housing Partners and Legacy Developments.

“We love the location,” said Kevin Keating, owner of Urban Housing Partners. “There’s a limited number of available development sites downtown, and we think it’s a great location between the grocery store and Phillips Avenue, walkable and close to jobs. It’s everything you need right there.”

Amenities will include a community room with a kitchen area, enclosed and surface parking, a fitness center and a leasing office.

While rents haven’t been finalized, “they’re pretty standard market rate,” Keating said. “We’re not targeting luxury apartments.”

Apartments will include washers and dryers, appliances including microwaves and dishwashers, a walk-in closet and double sinks in the master bathroom, along with secure access to the building.

“It’s creating more opportunities for people to live downtown,” Legacy CEO Norm Drake said.

The developers said interest in The Residence at nearby Second Avenue and 14th Street has been strong, and the 3rd Avenue Lofts will provide additional options for people who want to live in the area.

Apartments are scheduled to become available in early 2020.

“The plan is next week the existing building will go, and they will start construction at that time,” Drake said.
